There are several scenarios that can caused this. Some examples below:
Scenario 1 - Rent transaction submitted and transaction dated in February by agency but the lease start date is in May.
We will display the transaction in February because the agency recorded it and sent it to us. But URA data will only release this transaction around mid June which will display this transaction dated in the month of May.
Therefore, we reflect the market in February and agents with our app will know if the market had any changes in February and reacted to that demand faster compared to agents who rely on other non-real time data sources.
Scenario 2 - Rent transactions submitted by our consortium agencies are exclusive to us only. These transactions may not appear in other sources with the fully disclosed unit numbers.
